Reactive maintenance is expensive. A small leak left alone becomes water damage. A blocked gutter becomes a damaged roof. Preventive maintenance means checking the important things on a schedule so you fix problems while they are still small.
Every month
- Check common areas for lighting, cleanliness, and safety hazards.
- Test smoke detectors and make sure fire extinguishers are in place.
- Look for signs of leaks under sinks and around water heaters.
- Review open maintenance requests and follow up on anything stuck.
Every three months
- Clean or replace air conditioning and ventilation filters.
- Inspect gutters, drains, and downpipes, especially before the rainy season.
- Check door locks, windows, and security gates.
- Look for pests and treat problems early.
Every year
- Inspect the roof for damaged tiles or sheets.
- Have electrical systems checked by a qualified electrician.
- Service water tanks, pumps, and plumbing.
- Repaint and repair exterior surfaces where needed.
Between every tenancy
Move-out is the best time to do a thorough inspection. Document the condition of the unit with photos, compare it with the move-in record, and complete repairs before the next tenant arrives.
Make it a system, not a memory exercise
A checklist only works if it is used. Schedule recurring tasks, assign them to someone, and keep a record of what was done and when. That history is also valuable when you sell a property or answer questions from owners.
With Bayanlux, tenants can report issues online, you can assign and track work orders on a simple board, and every unit keeps a full repair history. Request a demo to see it in action.
